Who can apply

Lenders' usual criteria

  • Salaried applicants with 2+ years of work history, or self-employed with 3+ years and filed ITRs
  • Aged 21 to 65 – 70 at loan maturity depending on the lender
  • Property with a clear title in a lender-approved project or area
  • A co-applicant (spouse, parent) can be added to increase eligibility

Documents

What the lender will ask for

  • PAN, Aadhaar and a passport-size photograph for each applicant
  • Salary slips and Form 16 for 2 years, or 3 years' ITR with financials
  • Last 6 – 12 months' bank statements
  • Property papers: agreement to sell, builder NOC or allotment letter, approved plan, chain of title
  • Proof of own contribution (the part not funded by the loan)

LoanKard does not collect these. The lender requests them in its own system after you are matched.

Read the fine print for you

Fees that change the real cost.

The advertised rate is rarely the whole story. These are the lines we would check on any home loan offer.

Spread over the benchmark

Floating rates are repo rate plus a spread. The spread is what you negotiate; it stays with you for the life of the loan.

Processing and legal/technical fees

Valuation and legal verification are charged separately by some lenders — ask for the full list.

Balance transfer costs

Moving a loan involves fresh processing, stamp duty on the mortgage deed and MOD charges. Worth it only if the rate gap is 0.5% or more with years left.

Questions

Home loan FAQs

Why can't I apply for a home loan yet?

Home-loan lenders certify integrations more slowly than personal-loan lenders do. We list a category only when at least one partner can accept applications through a live API and return real status updates. Leave your details and we will write to you when that is done.

Fixed or floating?

Nearly all Indian home loans are floating, linked to the repo rate. Fixed-rate products exist but are priced 1% – 2% higher and often convert to floating after a few years.

How much tenure should I take?

Longer tenure means a smaller EMI but far more interest. On ₹40 lakh at 8.75%, 20 years costs about ₹44.8 lakh in interest; 30 years costs about ₹73 lakh. Use the calculator and look at the total, not just the EMI.
